Barcelona Strengthens its Position as one of Europe’s Leading Flexible Office Hubs

24 November, 2025

The flexible office market continues to grow at a steady pace across Europe, and Spain is positioning itself as one of the most advanced countries in this field. This is confirmed by the Global Trends in Flexible Office 2025 report, prepared by Cushman & Wakefield, which places Spain at a 63% maturity level – on par with consolidated markets such as Germany and Sweden, and just behind European leaders such as the United Kingdom (97%) and France (96%).

Flexible workspace is becoming a real alternative to traditional models thanks to its adaptability: companies can rent only the time, space and services they need, optimizing resources and gaining the agility required in today’s workplace landscape. Globally, 55% of the occupiers are already using flexible offices as part of their real estate strategy, and an additional 17% plan to increase their use in the coming years.

Barcelona: a key European hub in the development of the flexible market

Barcelona stands out clearly within both the Spanish and European context. According to the report, flexible space already represents 3.2% of the city’s total office stock, with a combined volume of 233,000 m² – placing Barcelona among the leading hubs on the continent.

The city has become a strategic destination for international companies, startups and corporations seeking agile, well-located work environments capable of evolving at the pace of their needs.

GRAN VIA Business & Meeting Center: a benchmark in the evolution of flex in Barcelona

In this growth context, at GRAN VIA Business & Meeting Center we feel particularly aligned with the evolution of the flexible workspace market in Barcelona. Being pioneers in Business Center solutions and flexible workspaces in Spain since 1992, we have maintained a steady growth with a clear purpose: to consolidate ourselves as a reference boutique workspace in the city.

Our value proposition is built on four fundamental pillars:

A market in full transformation

The report also highlights how the growth of the flex market is redefining the way companies think about their real estate needs. The demand for versatile, technological, sustainable spaces designed to foster collaboration is driving the expansion of specialized operators and transforming traditional business models.

Organizations are no longer looking for just a physical space – they are looking for an environment that boosts productivity, encourages creativity and facilitates interaction. In this sense, Barcelona continues to strengthen its position as a European benchmark, and at GRAN VIA we are proud to contribute to this evolution by offering spaces that combine professionalism, comfort, design and flexibility.
