
The coworking and flexible office market continues to consolidate as one of the most promising segments within the corporate real estate sector. This is reflected in the report Radiography of the Coworking and Flexible Office Sector in Spain 2025, prepared by JLL and the Spanish Coworking Association (ACW), of which GRAN VIA Business & Meeting Center is an active member.
The study, considered one of the main references in the sector in Spain, analyzes market evolution based on real data provided directly by coworking and flexible office operators across the country. The conclusions confirm a clear trend: the flex model is no longer a temporary alternative, but a fully consolidated strategic solution for companies of all sizes.
A sector in full consolidation
One of the most notable figures in the report is the sustained market growth. The sector expects to increase its revenue by 15.8% during 2026, mainly driven by growing demand from companies seeking more agile, efficient and adaptable models.
The evolution of hybrid work, the need to optimize costs, and the search for greater flexibility are accelerating the transformation of traditional workspaces into much more dynamic solutions.
In this context, Barcelona is consolidating its position as one of the main European hubs of the flexible market. The city already has nearly 300,000 m² of flexible spaces and an occupancy rate above 80%, figures that reflect the strength and maturity of the sector.
In addition, during 2025, Barcelona led flexible space leasing in Spain, surpassing 25,000 m² leased, which represents approximately 8% of total office leasing in the city.
Flexibility, efficiency and private offices
The report also highlights an important transformation in the workspace model. Private offices are consolidating as the most in-demand format, currently representing 54% of total space and generating 75% of revenue among major operators.
This evolution shows how companies increasingly prioritize spaces that allow them to combine privacy, corporate image, flexibility, and integrated services, without taking on the rigid commitments of a conventional office.
At the same time, managed offices and hybrid models continue to gain prominence, driving greater professionalization of the sector and increasingly active involvement from building owners in managing these spaces.
